EXCAVATING & LANDSCAPING
Excavating & Landscaping
STANDARDS INCLUDE
- Excavate and backfill foundation with sand or onsite material if it offers adequate drainage
- Exterior footing drains covered with 8” of 3/4” crushed stone
- Interior footing drains
- 3/4” crushed stone under cellar slab 8” thick
- 15’ wide driveway from property line to garage with a turnaround where conditions permit
- Driveway will have topsoil removed and road fabric installed with 6-8” layer of gravel stones covered with a topcoat of rock fines at completion of project
- All disturbed soil 75’ around a house that is located in an open field, or 50’ around a house located on a wooded lot, or up to the property line, whichever distance is the least will be finished landscaped with existing soils and lawn seeded.
- A 3’ wide crushed stone sidewalk will be installed to front entry and 16” around the perimeter of the foundation.
AVAILABLE OPTIONS
- Excavate larger lawn finished area. Price quote will vary depending on site conditions
- Paved driveway. Recommended to wait for a winter season to pass for all settling to have occurred to prevent cracking in new pavement.
- Additional stone base totaling 15” to provide adequate base for future pavement. Price will vary depending on location to nearest stone supplier. Price is per running foot of driveway 15’ wide
- Custom landscape lawn with 4” of sifted topsoil instead of existing soils
- Install rollout turf for an instant lawn
SEPTIC SYSTEM
Septic System
STANDARDS INCLUDE
- The septic system will be installed as per the engineered plans. In the event that changes to the plan are required the engineer will be notified and will inspect the proposed change prior to the change being executed.
- In the event that a community or municipal septic exists all hook-ups and necessary tanks and pumps will be installed as per engineered plans.
WATER SUPPLY
Water Supply
STANDARDS INCLUDE
- All costs and materials needed to drill a well up to 400 feet deep is included or
- All hook up fees and costs to tie into an existing municipal water system
AVAILABLE OPTIONS
- Drilled well deeper than 400 feet
- Hydro fracture the well in order to obtain more water flow.
FOUNDATION
Foundation
STANDARDS INCLUDE
- 2500 PSI concrete in walls, footings and floors. Fiber mesh is added in the garage floor.
- #4 reinforcing rebar will be used in all concrete walls
- Concrete basement walls will be approximately 7’9” tall
- The exterior of the foundation will be sealed with tar up to finished grade level
- Two 16” x 30” windows will be installed in basement concrete walls if conditions allow
AVAILABLE OPTIONS
- Larger windows 20” x 36” installed in basement concrete walls
- Partial concrete partial wooden wall to allow for full size windows if site conditions allow
- Full walkout basement wall if site conditions allow
BASEMENT
Basement
STANDARDS INCLUDE
- The basement will have a set of unfinished stairs with a hand rail
- Floors and walls will be swept clean
- All concrete walls will be insulated with 2” rigid insulation applied to the concrete wall with adhesive
